Which type of home fits you?
Village homes
The supplied plans include Aldgate End (1,343 sq. ft.), Brixton (1,442 sq. ft.), Richmond (approximately 1,607–1,608 sq. ft., depending on the plan) and Richmond End (1,634 sq. ft.). These are three-bedroom layouts. Compare parking and stairs on each plan. Square footage tells only part of the story.

Dual front townhomes
The supplied price package includes four-bedroom, 3.5-bath examples such as Highgate (2,016 sq. ft.), Holloway End (2,051 sq. ft.), Clarence (2,132 sq. ft.) and Kennington (2,160 sq. ft.). Also check the lot plan to see how the entrances and outdoor space work.

Three-storey townhomes
Four-bedroom, 3.5-bath examples include Northwick (1,793 sq. ft.), Paddington (1,940 sq. ft.), Preston (2,153 sq. ft.) and Uxbridge (2,342 sq. ft.). Some lots are freehold. Others have common elements. Check the ownership type for the exact lot, not just the model name.

Prices, rebates and monthly fees
Historical reference only: The supplied phase 3 and 4 price sheets listed village homes from $749,990, common element three-storey townhomes from $839,990, and freehold three-storey townhomes from $869,990. These figures come from sheets dated August 11 and September 4, 2026. They are not current quotes for available lots. Lot premiums, upgrades and other costs may apply.
The sheets also show a separate “price after rebate” column for an announced enhanced GST/HST new housing rebate. Do not assume you qualify for that figure. Ask your lawyer or tax adviser to confirm eligibility. The common element sheets list a $99.95 monthly maintenance fee at the time of publication. Confirm the current fee and whether it applies to your lot.
Deposits and closing costs
Many releases show a $20,000 deposit with offer. After that, payment dates depend on the home type and time until occupancy. For example, one common element three-storey schedule for occupancy at least nine months away lists $20,000 with offer, $20,000 at 60 days, $15,000 at 120 days and $15,000 at 180 days. Shorter timelines use different schedules. Always check your agreement.
Budget for land transfer tax, legal fees, Tarion enrolment, utility meters, property tax adjustments and any applicable levies or development charges. Mattamy’s closing-cost handout gives examples, but final charges may differ. Have your lawyer review the agreement and its schedules.
Features and nearby amenities
Mattamy’s materials describe ENERGY STAR-certified townhomes, a heat pump, a smart thermostat and an owned tankless water heater. They also describe oak stairs and quartz counters. However, finishes are as per plan and Schedule A. Design Studio packages vary by model, so check the current specifications for your lot.
The area brochure identifies Osprey Public School, Cordingley Park, Osprey Marsh, Churchill Meadows Community Centre and Sports Park, GO stations and nearby shopping. The community map also shows planned parks and trails. It labels a future public elementary school as potential. Plans can change, so confirm school boundaries and proposed facilities independently.

Questions buyers ask
Are all homes at The Nine freehold?
No. The supplied materials include both freehold and common element releases. Check the ownership and any monthly charges for the specific lot.
Is the “price after rebate” guaranteed?
No. It is a conditional figure in Mattamy’s price sheets. A lawyer or tax professional should verify the rebate rules and your eligibility.
Can I choose any closing date?
Closing and occupancy dates are tied to specific lots in the supplied availability sheets. Confirm the current date and the agreement’s terms before signing.
Do the brochure images show exactly what is included?
Not necessarily. Marketing images may differ from the finished home. Check the floor plan and Schedule A.
